Applying to Rent

When you apply to rent a home managed by Brick Road Real Estate, you will be treated fairly and with respect. Your income, employment, previous rental history, eviction history, criminal background and credit will be checked. If there are issues in any of these areas, it does not necessarily mean you will not be approved; feel free to contact us prior to submitting an application to discuss any potential issues.

You will be asked to complete an application and pay a non-refundable credit report fee of $45 per applicant (by cash, check or credit card). You will be informed if you are approved or denied as soon as the background check is received and the application processed, generally in 2 to 3 days.

Just as you will be evaluated, you should evaluate whether the home and the landlord are suitable for you. Ask a few questions about the landlord (and property management firm if one is being used), including his or her philosophy on property management. For example, you could ask:

  • Why the property is being rented
  • How long the person has been a landlord
  • Is there an emergency number to call
  • Has the landlord ever been taken to court by a tenant or taken a tenant to court
  • What utilities and yard upkeep is the renter responsible for
  • How quickly are repairs made after an issue is reported

When you rent a home managed by Brick Road Real Estate, you will have your questions answered, your repairs completed and your issues addressed.

In return, you are expected to:

  • Sign a lease and pay a security deposit in addition to the first month’s rent and, depending on the landlord, the last month’s rent.
  • Do a move in inspection with a member of Brick Road Real Estate. Together you will identify any maintenance or repair requests that need to be addressed prior to your move in or you will sign off on the property “as is.” You may wish to document any existing items in writing or by taking pictures.
  • Pay the rent in full on time.
  • Take care of the property, including keeping up the yard if there is one.
  • Respect the neighborhood.
  • Let us know immediately if there is an issue that needs to be addressed, either with the property or with another tenant or neighbor. Be reasonable – for example, don’t call at 2 a.m. about a dripping faucet, but do call at 2 a.m. for a broken pipe.

When it is time for you to move out of a home managed by Brick Road Real Estate, this is what is expected of you:

  • Give a 30 day notice.
  • Clean the home and repair those items that are more than normal wear and tear. You may ask for a pre-inspection with us to identify items that need to be replaced or repaired; you then have the option to take care of the items or have Brick Road complete them.
    The security deposit is not the same as the last months’ rent. The security deposit is held to pay for damages caused by misuse or abuse. The balance of your security deposit will be returned to you as soon as possible after any issues beyond normal wear and tear have been addressed.
  • Walk through the property with a member of Brick Road Real Estate.

  • Send us a copy of your two most recent paystubs. Scans or pictures can be sent by email to renters@brickroadrealestate.com or you can text a picture to (925) 570-8401.
